Leasing services

How quickly can you lease my unit?
Most well-priced, move-in-ready units lease within days. We run an active pipeline that signs 15+ leases a week, so your listing gets immediate exposure to a pool of pre-qualified renters rather than sitting idle.
How do you find and screen tenants?
We market across the major rental portals with professional photos, then qualify every inquiry. Approved applicants go through credit, income, employment, and rental-history checks plus identity verification — so the tenant who signs is one who can pay and stay.
Can you process applications to my specific criteria?
Yes. We screen and process applications against your requirements or the owner's — minimum income ratios, credit thresholds, pet policies, guarantor rules, and required documents. You stay in control of who gets approved.
How do property visits and tours work?
We run a structured visit system: prospects book a time online, receive automatic confirmations and reminders, and are met by an agent. No phone tag, no missed showings — and no handing out keys to unvetted strangers.
What does leasing cost?
Leasing is typically billed as a placement fee once a qualified tenant signs — commonly a percentage of the first year's rent or the equivalent of part of a month's rent. We'll quote your exact rate up front with no surprise charges. Contact us for a tailored proposal.
Do you handle the listing, photos, and advertising?
We do. Professional photography, a written listing, pricing guidance based on current market data, and syndication to the sites renters actually use are all part of the service.

What's included in property management?
Day-to-day operations end to end: a 24/7 tenant request line, rent collection, accounting and owner statements, maintenance coordination, lease renewals, and follow-up on late payments. You own the property; we run it.
How do tenants reach you with requests or complaints?
Tenants reach a real response 24/7. Every request or complaint is logged, triaged by urgency, and acted on — emergencies are handled day or night, and routine items are scheduled and tracked to completion.
How and when do I get paid?
Rent is collected through automated invoicing and online payments, then disbursed to you on a predictable monthly schedule. You'll see exactly what was collected, what was deducted, and what was paid out on every statement.
What reporting and accounting do I get?
Clean books with monthly owner statements and year-end summaries for tax time. Income, expenses, and maintenance costs are itemized so you always know how your property is performing.
What happens if a tenant stops paying rent?
We act fast. Late payers get structured follow-up the moment rent is overdue, with clear escalation steps — reminders, formal notices, and, where necessary, the legal process — to keep arrears under control and protect your income.
Do you coordinate maintenance and repairs?
Yes. We dispatch vetted vendors, handle scheduling and follow-up, and keep repairs within limits you set so small issues never become expensive ones. Larger work is approved with you first.
Is there a tenant portal?
Tenants get a self-serve online portal to pay rent, submit maintenance requests, and track their status — which means fewer missed payments and a clear record of every interaction.

Can I use you for leasing only, or only for management?
Both are available on their own. Many owners start with leasing to fill a vacancy, then add full management once a tenant is in place — but you can choose either service independently.
